What's My Home Really Worth Today?
Wow! That's an important question for all of us, considering the changing market today! The answer is, of course, your home is worth what a buyer is willing to pay for it today - smile.
Pricing a home for sale is a cooperative effort between the owners, who certainly know their home the best, and an experienced, honest Realtor with good communications skills who knows the market.
Often you will see an offer to provide a "free CMA" for your home. Contact me, and I will do that for you, too. But let's consider, just what is a CMA (Comparative Price Analysis)? It is a starting point, just one of the factors in pricing a home. The CMA is essentially what buyers have been paying for similar homes to yours. The CMA really focuses on other homes - not necessarily yours.
Contact me so I can ask you a few simple questions about your home - bedrooms, baths, size, etc. I will compute a Comparative Market Analysis (CMA) of what similar homes to yours are recently selling for in your area and email it to you. The report I send you is private - just between the two of us.
It is only a starting point. A true price analysis, or broker's price opinion, requires much more, and is sometimes completed, for a fee, for insurance or other legal purposes - similar to appraisals, which are not quite the same. True pricing of your home is based on the unique value of your property in relation to specific market demand. I would also be happy to professionally price your home with no obligation as part of a listing presentation. Honesty, accuracy and no pressure are where we start. Contact me when you are considering listing your home for sale. Until then, let me send you the first step, a personal CMA. Just fill out the form below and I will contact you.
