    Good questions!  After all, you are "hiring" an agent to sell your home. The answers begin with a focus on selling your home, not on just listing it.  Start by comparing what a listing agent normally does for a client to what you need to sell your home.  All sales are not the same, and no, you shouldn’t have to pay for what you don’t want.  That is a discussion, or negotiation, between you and your listing agent, based upon the services you expect.  Beware of "one size fits all" pricing - it really depends on your needs.  Start with this check list to analyze what you might want, then discuss it with me or your agent.  Never hesitate to ask what things cost!

Research comparable active, pending, and sold properties to obtain an accurate market value. Analyze supply, demand and pricing trends for your home and location. Determine a listing price to position your home for a sale with maximum benefit.
