Let’s consider your potential real estate decisions.  There are great opportunities when buying or selling property today.  Years ago, it was pretty hard to make a bad decision in real estate.  There was comfort in the market processes and in market history.  Property values had appreciated for as long as most people remembered, and it felt like it would last forever.  What bubble?

Since then, we learned that the real estate market can go down as well as up, especially in the short term, and rather painfully.  A lot of other things are also different today.  The economy is certainly one.  For another, the amount of data easily available via the internet and other sources is amazing.  There seems to be an onslaught of information about real estate every day – some good and some inaccurate.  The market content itself is different as well.  The number of homes on the market is huge.  Their condition, and the requirements for buying each on them, varies considerably, as do their true market values.  You simply “can’t tell the book from the cover” – or from the MLS ad!  General economic turmoil and new regulations have also caused changes in lending, and in the very processes themselves for selling or buying a home.

The uncertainty in today’s real estate market makes decisions more difficult, but also presents unprecedented opportunities.  This is certainly a time when consumers need expert guidance and support from trusted professionals.  Yet the mechanics of the industry have been slow to change.  Most real estate agents still work on a commission basis, even though there has been a gradual shift from a sales perspective to providing expert decision support for clients.  Some REALTORS today are becoming more like consultants than salespeople to meet the needs of their clients in this new market.
